You have to have the 20% down payment, but if you do it most likely is. Rent is stupid high in a lot of places after the housing crash. I would pay 3.5K-4K a month to rent a house with 3-4 bedrooms and a small yard in the OC.

With how fucked generally everywhere is for housing they should just give tax perks/breaks to people who move non-family in. They get all tightwadded about people taking in too many and being slumlords but if it's your actual residence chances are you're not trying to squish multiple people into one bedroom. Needs to be a better system than either not claiming them on taxes or becoming a landlord and getting more shit thrown at you as a result. Depreciation deduction aint shit.

Having a friend move in with you while you have mortgage can cover more than half of that cost as well. If you have the down payment it is definitely a better deal to buy.
